Thanks so much for your interest in one of our rental listings. Before we can schedule a private showing, please review the application requirements and all applicable fees below. When you’re ready, submit the form to receive our Tenant Representation Agreement - once it’s signed, we’ll send available appointment times to tour the property.

New Jersey requires real estate brokerages to have a written Brokerage Services Agreement (often called a tenant/lessee representation agreement) in place when beginning brokerage services for a tenant - this includes arranging and scheduling private showings. The agreement simply confirms how we’re working together, what services we’ll provide, and how compensation is handled for each property shown. Application Requirements:
If you wish to apply for the apartment after seeing it, the following documents are required with your application:
Photo or copy of a valid ID
Income verification (most recent pay stubs)
Full credit report (must be the complete report, not a summary; can be obtained from any major credit bureau or Credit Karma)
Please note: The landlord requires strong credit. A minimum credit score of 700+ is mandatory, with no exceptions.
Lease Terms & Fees:
Once approved by the landlord, the tenant is required to submit the following to secure the lease:
One month broker fee
One and a half months security deposit
First month’s rent
